If you are thinking about selling your home, begin with setting up a pre-sale inspection.  This way you will know about and will be able to choose fix all problems with the house, before buyers even walk in the front door.  Be sure to provide your realtor with a copy of the inspection, repair receipts and any explanations, so the home price can be adjusted accordingly.  Buyers will appreciate all your forethought.
